September 22, 2009
According to a report by the Spanish Mortgage Association (AHE) on the effort for the acquisition of housing, based on the latest published data of some of the most important real estate indicators of the market, there is some slowdown in the pace of deep adjustment of the real estate sector.
Thus, since the AHE is pointing that, although it is still too early to talk of recovery in the market, there is no doubt that the recently published figures show some revival of a segment of homebuyers.
In his analysis the Association remarked that, "Although these applicants may have founded their decisions in the different policy measures announced by public administrations, from a statistical point of view, everything seems to indicate that the recent real estate transactions quarterly rebound has much to do with the improvement on the threshold of effort for the access to housing".
In this regard, emphasizes adjustment in the housing prices, with three consecutive quarters of year negative growth, together with the interest rates (currently at record lows), particularly press down the cost of debt and facilitates access to housing. In addition, they suggest that "there is no doubt that, currently, the favourable evolution of the determinants of effort for the acquisition of housing affects specific segments of buyers, financially solvent and with adequate savings decisions that are beginning to participate in the market".
The AHE in their report indicates that the first signs of revival manifested in the different statistics to be published on the number and amount of new operations, experiencing some slowdown in the growth rates falling soft and annual increases in the quarterly variations.
