La Rioja, the community with greater State investment for industrial land
on March 10, 2011
The business park of the path has 57 hectares and can accommodate over 150 companies. The performance, entirely developed by Sepes, has meant an investment of close to 25 million euros. For its part, the industrial area of El Recuenco has led to 46.1 million euros over a gross area of 110 hectares. The polygon, which are already in its final phase of works, can accommodate over 180 companies.
In his speech, the Minister of public works pointed out that it is "essential" deploy this type of industrial soil-generating projects. "The challenge is much more than convincing companies that not leave our towns and cities;" "it is in converting our land in the best place to open new businesses", he explained.
White has also stressed that, "with these actions, we are betting also by the development of the municipalities where, Alfaro and Calahorra, and surrounding areas, by promoting a more balanced growth in the entire territory".
The greatest investment per capita
La Rioja is one of the strongest in the State in the area of industrial land, and in fact, implies greater investment effort per capita for the generation of industrial land carried out by the Ministry in all Spain.
Since 2004, the Government has intervened in the urbanization of four business parks (Lentiscares enlargement, El Sequero extension, El Recuenco and the path), with a total investment of € 129 million, allowing, on the whole, the transformation of three million square metres of gross area. This activity has generated 1.6 million meters of net industrial land, allowing the deployment of 500 companies and 5,300 jobs in the autonomous community.
Promotion actions are developed through consultation with the different administrations, local and regional, through agreements framework conventions. Sepes ground state entity acts in those municipalities or regions in which detected the need of industrial land to ensure the development and competitiveness, but run the risk of being neglected by the private sector. Sepes seeks not only the profitability of the performance, because that is financed through its urbanization activity, but also the social benefit.
Sepes will develop nearly 100 hectares of industrial and residential land in Palencia
Two new urban development actions, which will be developed entirely by Sepes, will transform the North of Palencia. Pedro Saura, director-general of Sepes, appeared next to the Mayor of the town, Heliodoro Gallego Cuesta, to explain the bases to govern these two performances: one capable of holding more than 1,500 homes, most protected, and other industrial space to be installed up to 170 companies. In total, almost a million of square meters of soil. In the operation, Sepes has planned an investment of more than 70 million euros, of which about 40 will be allocated to the development of industrial land. The soil aimed at business activities will have a density of 340.931 square meters and capacity estimated for some 170 enterprises.
Thus the new Palencia North will combine both activities, residential and economic, under the criterion of integration. This involves a substantial change to the type of urban development more frequently in the news, which secretes the productive area of the residential, what has been shown clearly unsustainable for several reasons. An industrial space away from the town centre is also more prone to deteriorating socially and environmentally, and become obsolete within a period less than productive spaces in cities.
Planning expected a long series of energy efficiency measures fruit of the collaboration between the City Council of Palencia, the Institute for diversification and energy saving (IDAE) and Sepes. Measures such as the choice of edificatorias types to ensure the greatest number of Sun hours in winter and ventilation in summer; the reservation of land for refuelling of plug-in electric vehicles; spaces for the parking of bicycles in all buildings; limitation of the length of the streets to prevent vehicles exceeding 30 km/h; and the introduction of a system of production and distribution of thermal energy that gives service throughout the district, as well as the use of LED lighting in lighting to ensure that the neighborhood will bring the least possible environmental impact.
