Interview with Elisabeth Fontcuberta, logística-industrial Director of Jordà & Guasch
October 15, 2008
With regard to the demand note once again good health in figures recorded in the first half of the year, with values very similar to those recorded in the second half of 2007, so far as to number of demands and above in so far as to demand square meters. However it should be noted that the demand buyer about has been by 40 percent over the same period of the previous year. Obviously, one of the main reasons for this decline is the ubiquitous tightening of credit conditions by financial institutions, has no signs of improving, at least in the coming months.
The absorption of supply is slower compared to previous semesters, it expands over time, resulting in that a greater choice there is in areas prime both of small ships such as medium-sized enterprises.
With regard to pensions, we expect total stability in prices, after having reached record prices in certain locations prime that they exceeded the rents of locations such as Madrid and other major European capitals.
With all this data we can conclude that both industrial and logistics sector is still active though to the anticipation and suspicion generated during this last quarter of the year 2008, which will probably slow down current absorption.
-Our advice for companies with industrial and/or logistics activities is to recommend optimize costs and improve the profitability of the companies. To this end, in Jordà & Guasch advise our clients so that bet to restructure spaces regrouping its various facilities in a single location, preferably located in the second Crown, that rents and prices in this area tend to be more competitive in the first Crown of Barcelona.
-Consider Spain and in particular Catalonia and Valencia a gateway to Europe. This reality leads us as it will mean that companies continue betting on our country for other gateways to Europe, which is why we can say that logistics is in good health, but remains concerned at the lack of major logistics projects in locations close to the city of Barcelonawhich has become important centres of logistics supply, to some areas of Vallès Oriental and Tarragona (Alt and Baix Penedès, Alt Camp, Vila-Rodona, Valls) still vital for these developments the excellent communications and infrastructure, without forgetting the criteria of sustainability.
